The Tamarindo area continues to be a dynamic and robust real estate market, particularly in the high end category. These trends, such as an uptick in sales across various segments, a preference for newer modern single family homes in good locations, and a surge in demand for super high-end properties, reflect a highly vibrant market.

Sellers of entry-level condos have recently demonstrated a responsiveness to market demand, and it´s still interesting to note the specific price range of $1.0 million to $1.2 million being identified as a sweet spot for newer homes in good locations.

Antiquated and functionally obsolete homes are very hard sellers at the moment, aligning with our perception of a preference for modern up-to-date and well located properties. We also readily caution that short term upside on full equity plays under current market conditions, especially against a backdrop of historically high home prices, may be limited, if even, non-existent. This adds an additional layer of complexity to our market.

Our insight into macroeconomic perspectives highlights that home prices have never been higher, and the affordability index is at its lowest in history, all of which provide context to the challenges and opportunities ever present in our real estate market. Also, income profiles of our clientele are a mitigating factor for the affordability index, adding even more nuance to an understanding of our specific market.

Indeed, our optimism about über luxurious homes in prime locations for the long term, when acquired at the right price, contrasts with our caution about the difficulty of profitable flips in the short term, suggests a discerning and strategic approach is paramount and of the essence in this market. 

Acknowledgement of the lack of inventory of AAA grade investment properties at reasonable valuations, combined with inflation being factored (baked into the cake) into the current market conditions,  ll hint at the complexities of navigating our real estate landscape. 

Anticipation of an interesting high season in 2023.-2024, yet further reflects the dynamism and potential for further shifts in our market. It will be fascinating to see how the above-highlighted factors play out in the coming months.
